ESSENTIAL TASKS:

The tasks listed below are those that represent the majority of the time spent working in this position. Management may assign tasks related to the type of work of the position as necessary.

•Apply integrity, ethics, and trustworthiness.
•Ability to respond to schedule change and/or after normal work hour emergencies.
•Assists in major plumbing tasks such as replacing, rerouting waterlines, draw and vent systems, toilets, sinks, washer assembly, bath and shower assembly, frost free hose bib, etc.
•Performs maintenance and repair tasks to heating and air conditioning systems, such as, changing filters, thermostats and control motors, and troubleshooting electrical.
•Repairs windows by measuring and ordering from vendors then replacing in units.
•Completes plumbing task such as replacing and rerouting waterlines, plumbing drain and vent systems, toilets, sinks, washer assembly, bath and shower assembly, hose bibs, etc.
•Completes electrical tasks such as base board heater replacement, emergency furnace maintenance, electrical stove repair, porch light replacement, resetting circuit breakers, changing plate covers on switches and outlets, replacing light bulbs, gloves, baseboard heaters, wiring and plumbing hot water tanks. Replacing, adding or modifying electric breaker panels, street light repair, rebuilding, locating underground utilities. Repair, install electric wires, grounds according to YNHA’s adopted electrical codes (NEC).
•Performs routine maintenance and repairs to buildings, such as replacing door jambs and doors, window replacement, cabinet feature replacement, interior wall restoration, flooring rehabilitation, etc.
•Performs pest control tasks by operating chemical foggers to control insects and rodents.
•Performs floor tile installation by removing the old tile scraping down the floor surface to remove old cement or glue to the floor surface and then laying the tile properly.
•Performs minor building and grounds maintenance and repairs through the use of such tools and equipment as common hand tools, glass cutters, wrenches, pipe cutters, drain augers, shovels, rakes, lawnmowers, snow blowers, caulking guns, trowels, etc.
•Clears snow and ice from building and grounds by shoveling, operation of a snow plow, snow blower, etc., to ensure resident safety.
•Performs maintenance of grounds by cleaning up debris, mowing lawns, raking grass and leaves, trimming shrubs and trees, etc.
•Assists in moving heavy objects such as refrigerators, stoves, etc.
•Repairs window shades by measuring and cutting them.
•Performs routine maintenance and repairs to buildings, furniture, and fixtures.
•Performs floor-tile installations by removing the old tile, scraping down the floor to the surface to remove old cement, applying cement or glue to the floor surface and then laying the tile properly.
•Performs minor building and grounds maintenance and repairs through the use of such tools and equipment as common hand tools, grass cutters, wrenches, pipe cutters, drain augers, shovels, rakes, lawnmowers, snow blowers, caulking guns, trowels, etc.
•Clears snow and ice from buildings and grounds by shoveling, operating a snow plow, snow blower, etc., to ensure tenant safety.
•Maintains daily logs, work orders and prepares written reports in a manner consistent with industry and HUD standards.
•Continually self-educates and familiarizes with all applicable work techniques, standards, materials, products, etc.
•Performs a variety of other duties as assigned by supervisor.
