The job of Maintenance Mechanic-HVAC was established for the purpose/s of providing HVAC services primarily for boilers with specific responsibility for identifying repair and/or replacement needs; installing, repairing, maintaining and upgrading HVAC systems and equipment; assisting other skilled trades; and ensuring that tools and materials are available at job site.

KNOWLEDGE, SKILLS & ABILITIES:
•SKILLS are required to perform multiple, technical tasks with a need to periodically upgrade skills in order to meet changing job conditions. Specific skill-based competencies required to satisfactorily perform the functions of the job include: operating equipment used in the installation, repair and maintenance on HVAC equipment; planning and managing projects; preparing and maintaining accurate records; and handlling hazardous materials.

•KNOWLEDGE is required to perform algebra and/or geometry; read technical information, compose a variety of documents, and/or facilitate group discussions; and analyze situations to define issues and draw conclusions. Specific knowledge-based competencies required to satisfactorily perform the functions of the job include: indoor air monitoring equipment and interpret resulting data; standards for design and construction; air conditioning and heating codes; and hazards and safety precautions.

•ABILITY is required to schedule activities; often gather, collate, and/or classify data; and consider a variety of factors when using equipment. Flexibility is required to work with others in a variety of circumstances; work with data utilizing defined but different processes; and utilize equipment under a variety of conditions for multiple purposes. Ability is also required to work with a wide diversity of individuals; work with data of varied types and/or purposes; and utilize a wide variety of types of job-related equipment. Some problem solving may be required to identify issues and select action plans. Problem solving with data frequently requires independent interpretation of guidelines; and problem solving with equipment is significant. Specific ability-based competencies required to satisfactorily perform the functions of the job include: adapting to changing work priorities; communicating with diverse groups; meeting deadlines and schedules; working as part of a team; working with constant interruptions; and displaying mechanical aptitude.

DUTIES AND RESPONSIBILITIES:

•Diagnoses causes of problems and/or failures in heating/air conditioning systems for the purpose of identifying equipment and/or systems repair and/or replacement needs using industry standard test equipment.
•Repairs heating and air conditioning systems, controls, and/or components (e.g. boilers, pumps, motors, air handlers, fan coils, piping, compressors, DDC systems, relays, variable speed drives, heaters, thermostats, valves, actuators, dampers, chillers, cooling towers, VAV boxes) for the purpose of ensuring a proper operation.
•Cleans air conditioning and heating units (e.g. coils, condensation pans, drain lines, cooling towers, etc.) for the purpose of ensuring units are operating correctly and within safety guidelines.

•Performs routine and preventive maintenance for the purpose of ensuring the ongoing functioning of HVAC systems.
•Responds to emergency situations during or after hours for the purpose of resolving immediate safety concerns.
•Monitors HVAC systems and their components (e.g. boilers, heating units, building exhaust fans, ventilation units, water treatment etc.) for the purpose of evaluating condition, identifying necessary repairs and recommending preventive maintenance.

•Reviews technical information (e.g. construction drawings, wiring diagrams, schematics and manufacturers' documents) for the purpose of maintaining standards and to facilitate diagnosis and repair.
•Adjusts HVAC equipment operation (e.g. combustion analysis, test and balances) for the purpose of optimizing efficiency.
•Transports a variety of tools, equipment and supplies for the purpose of ensuring the availability of materials required at job site.
•Maintains vehicle, tools and equipment for the purpose of ensuring availability in safe operating condition.
•Monitors contract work for the purpose of ensuring contract terms are fulfilled and work standards are met.
•Informs personnel regarding procedures and/or status of work orders for the purpose of providing information for making decisions, taking appropriate action and/or complying with building and safety regulations.
•Coordinates with assigned lead and/or supervisor and other trades for the purpose of efficiently completing projects and work orders within approved safety practices and in accordance with regulations and policies, including ability to shift priorities.

•Participates in meetings, workshops, training, and seminars, as assigned for the purpose of conveying and/or gathering information required to perform job functions.
•Prepares written materials (e.g. repair status, activity logs, work orders) for the purpose of documenting activities and/or conveying information.
•Requests equipment and supplies for the purpose of maintaining inventory and ensuring availability of items required to complete the necessary installation and/or repair.
•Fabricates equipment parts for the purpose of meeting speciality needs and/or replacing unavailable parts.
•Installs heating and air conditioning equipment and systems for the purpose of providing enhanced and/or upgraded capabilities.
•Performs other related duties as assigned for the purpose of ensuring the efficient and effective functioning of the work unit.

EDUCATION AND EXPERIENCE:
Experience: Job related experience within specialized field is required.

Education: Targeted job related education that meets organization's prerequisite requirements.

Equivalency: Five years preferred.

Familiar with Outlook and experience with Microsoft Office (Excel, etc.) preferred

Valid Washignton state driver's license & evidence of insurability.

Grade 3 Boilermans license preferrred.

The usual and customary meothds of performing the job's functions require the following physical demands: occasional lifting, carrying, pushing and/or pulling; frequent climing and balancing; frequent stooping, kneeling, crouching, and/or crawling; and significant fine finger deterity. Generally the job requires 10% sitting, 60% walking, and 30% standing. The job is performed under some temperature extremes and in some hazardous conditions.

SALARY:
$29.70/hour; 2017-2018 Pacific Northwest Regional Council of Carpenters (PNWRCC) salary schedule.

8.0 Hours/Day; 260 Days/Year.
