Any combination of education or experience equivalent to three (3) years of experience in commercial building maintenance, including custodial, and/or grounds maintenance related work. Lead or supervisory experience, carpentry, plumbing, electrical, heating and refrigeration, industrial welding or mechanical experience is preferred.
LICENSES, REGISTRATIONS AND/OR CERTIFICATES:
Must possess and maintain a valid Washington State Driver's License. Requires Public Pesticide Operator’s Certificate, Basic First Aid/CPR Certification, and Forklift Operator’s License within six months of employment Requires training in confined space entry requirements.
Under limited supervision, performs semi-skilled and skilled work in the mechanical and custodial operation of wastewater facility buildings, equipment, grounds, process structures, and other farm related tasks associated to maintaining riparian vegetation and floodplain habitat acreage.
Works within the approved budget under limited supervision. Provides input on capital equipment and consumable items for annual budget. Maintains records and reports of custodial/facility work performed including labor, equipment usage and maintenance and repair. Purchases equipment and supplies as needed. Assists with inventory control.
Assists in building renovation projects by providing information about building conditions and problems; installs new material and equipment; moves furniture. Performs building, custodial, and grounds maintenance to facility and property including but not limited to, cleaning floors, walls, windows, workbenches, and restrooms; painting; equipment maintenance and repairs; repairing broken pipe, unplugging sprinklers, watering, mowing, trimming and weeding lawns and other grounds areas, spraying, planting, snow removal, de-icing, winterizing sprinkler system, and litter control. Designs, installs, maintains, and repairs landscape areas.
Provides work duty direction for temporary help on a seasonal basis. Determines priority of work projects. Determines the need to call outside vendors for major repairs through the applicable bid process. Checks on general building conditions to assure that equipment and facilities are in safe and proper working order; performs minor repairs on equipment and furniture; orders needed supplies and parts in order to accomplish repairs, and keeps an inventory of frequently used items; obtains estimates on repairs which are needed and the cost of completing such tasks.
Maintains proper heating and cooling levels within facility; cleans and repairs heating, ventilation and cooling systems; assures that controls are in proper working order; sets controls for efficient operation of equipment; oils and greases pumps and motors. Perform other job related duties as required.
May assure proper collection and disposal of hazardous waste at assigned facilities; keeps walkways and access to and from buildings in safe condition; maintains required records.
Applies herbicides and pesticides to city property; operates and provides routine operational care and maintenance to equipment including but not limited to: riding mowers, water truck, backhoe, front loader, tractors, forklift, chemical weed sprayer, lawn mower, weed eater and edger to maintain facility's grounds.
May provide flood control preventative and reactive maintenance to levee, grounds, and process equipment.
Maintains security of building(s); may issue keys and change locks as needed.
Requires regular and reliable attendance.
Performs other related duties as assigned.
Major Worker Characteristics:
Knowledge of: basic trade practices and procedures used in repairing and/or maintaining building equipment, facilities, and grounds; various types of hand and power tools; the operation and general maintenance of heating and cooling equipment; locksmithing and related security systems desirable; herbicides, pesticides and their personal and environmental application requirements and restrictions; safe operating and working requirements and standards and ability to identify hazards; vegetation characteristics and environmental requirements; mowing, fertilizing and irrigating.
Ability to: schedule work of others; maintain records and prepare reports; meet and work with other City employees and the general public in a courteous and tactful manner; communicate effectively; maintains and provides minor repair on groundskeeping equipment; troubleshoot various types of mechanical and electrical equipment failures and facility problems: perform strenuous work including shoveling, repetitive scrubbing, dragging heavy hoses and occasional heavy lifting; perform plumbing, painting carpentry and masonry tasks and, irrigation system design, installation and maintenance; operate light to heavy construction equipment.
Work involves using hands to handle, feel or operate objects, or controls and reaching with hands and arms. Work requires frequent walking (solid or rough terrain), standing and sitting for excessive periods. Frequent bending, stooping, twisting at knees/waist/neck while performing related activities. Occasional kneeling/crouching/crawling while working in confined spaces and awkward positions. On rare occasions may be required to lift heavier weight with the assistance of others or mechanical devices up to 100 pounds. Occasionally ascends/descends stairs while maintaining balance. Constant use of all senses including feeling/talking/hearing/seeing while performing duties and while communicating with co-workers, general public and completing all tasks as assigned. May work alone, with others or in noisy work area. May work outside with all weather extremes, and may be exposed to dust, dirt, water, unpleasant odors, raw sewage, waterborne diseases, toxic and/or combustible gases, and biting bugs or small animals. UNUSUAL WORKING CONDITIONS:
May be called out at night or on weekends to resolve problems at facility. Exposure to raw sewage, toxic and combustible gases, caustic and acidic materials, cleaning chemicals, dust, unpleasant odors, potential exposure to waterborne diseases and biting bugs and small animals.
